This includes managing the acquisition, negotiating complex leases, and ensuring alignment with the company’s growth and operational goals.</span></p><p><span> </span></p><p><span>The ideal candidate will have significant experience in retail real estate, strong negotiation skills, and a strategic mindset. The successful candidate will Focus primarily on-site selection, site presentation, and negotiation of real estate deals (lease, developer build to suit, and fee acquisition) as well as Business Conversion Program (BCP) sites.</span><span> </span><span> In addition, the successful candidate will work to optimize the existing portfolio of stores by identifying existing 7-Eleven branded locations that meet site quality criteria and site attributes to warrant optimization through investment.</span></p><p><span> </span></p><p><b><span>Key Duties and Responsibilities:</span></b></p><ul><li><span>Identify and evaluate potential retail locations based on market analysis, customer demographics, foot traffic, and competitive landscape. </span></li><li><span>Negotiate leases, purchase agreements, and renewals in alignment with business goals. </span></li><li><span>Perform financial analysis and due diligence on new properties to ensure favorable terms and investment potential. </span></li><li><span>Conduct market research to stay current on retail property trends, market conditions, and competitor activities.</span></li><li><span>Develop and execute a real estate strategy to support the company’s growth objectives, including geographic expansion or consolidation.</span></li><li><span>Provide recommendations on market conditions, site selection, and financial strategies for growth.</span></li><li><span>Work closely with senior management, retail operations teams, and other key stakeholders to align real estate strategy with business objectives.</span></li><li><span>Manage relationships with property owners, developers, and leasing agents.</span></li><li><span>Prepare reports and updates for senior leadership on property performance, lease status, and financial implications.</span></li><li><span>Assist Senior Real Estate Manager in training, coaching and mentoring the Real Estate Representatives (RER)</span></li></ul><p><span> </span></p><p><b><span>Education and Experience:</span></b></p><ul><li><span>Bachelor's 4-year degree</span></li><li><span>Years of relevant work experience: 5+</span></li><li><span>Years of management experience: 2+</span></li></ul><p><span> </span></p><p><b><span>Specific Knowledge and Skills:</span></b></p><ul><li><span>Strong leadership skills with a proven ability to drive business growth</span></li><li><span>Strong negotiation and financial analysis skills and complex deal structuring.
